Information For Realtors

The Tomoka Oaks subdivision is not a deeded community. The Homeowners Association is voluntary, and there are no amenites for the members and no requirement for periodic dues, although we do ask homeowners for an annual consideration for which they receive a member’s directory. Proceeds are applied to the expenses of the directory and provide for the upkeep of approximately six landscaped common area dividers located throughout the development.

Consequently, no Letter of Estoppel need be obtained to satisfy the Title, and no CC&Rs apply to the properties beyond codes and ordinances promulgated by the City of Ormond Beach. The Association By-Laws can be downloaded below, should that be necessary for review.
